Understanding separate water damage deductibles

A property policy may apply a different deductible to certain water losses. Know how yours works before a leak becomes a claim.

The deductible on your property policy’s summary may not tell the whole story. A separate water damage deductible can change how much of a covered loss your business retains.

For property owners and operators, the useful question is how the wording applies to their buildings and operations. Start with these three areas.

Which losses trigger the deductible?

Ask your insurance team to identify the policy language that defines when the water damage deductible applies. Review examples relevant to your property, such as a leaking pipe or a pipe that bursts during freezing weather.

Do not assume every loss involving water receives the same treatment. Coverage and deductibles depend on the cause of the damage and the terms of the policy. A deductible provision does not, by itself, establish that a loss is covered.

How much would the business retain?

Compare the water damage deductible with the policy’s other deductibles. Ask how it would be calculated and applied in a loss involving more than one building or location.

Use that conversation to assess the amount the business may need to fund itself. The answer should inform your budget and your response planning, alongside the coverage available under the policy.

Where can you reduce the exposure?

Review plumbing maintenance, leak detection, and protection of vulnerable pipes with your property team. Identify who receives a leak alert, who can arrange a response, and how those responsibilities are handled outside normal working hours.

Insurance review and property maintenance should inform each other. Share changes to building systems and preventive measures with your insurance team, and ask which policy questions deserve attention before renewal.
